Commercial Sublease Agreement
The commercial sublease is the cornerstone of the Laramie Ledger compliance package. It is a real legal document signed by you, by Laramie Ledger, and by the underlying landlord — not a service contract.
Parties: Subtenant (your LLC), Sublandlord (Laramie Ledger), and Master Landlord (the building owner). All three are named and the master landlord's consent is captured in the document.
Premises: a specific numbered Suite at 202 S 2nd St, Laramie, WY 82070. The Suite number appears on your mail, utility bill, and bank application forms.
Term: 12 months renewable. Monthly rent is included in the Laramie Ledger membership fee. Early termination requires 30 days' written notice.
Permitted use: commercial office space, including use as the registered business address for banking and compliance purposes. Residential use is not permitted.
Why banks accept it: the document names a real landlord, real tenant, a real street address, and a real lease term. Combined with a utility bill in your business name, it meets the definition of "proof of physical business address" used by Mercury, Chase, Airwallex, Relay, and most major platforms.
